DALLAS, Texas — A group of well-known Dallas developers wants to put two luxury towers worth about $600 million along the north end of Knox-Henderson, right next to the Katy Trail.
Developer Jonas Woods has joined forces with Tristan Simon, Tom Paterson and Mark Masinter, the founders of Ignite-Rebees, under the name 3-O Real Estate Partners. Their plan covers a roughly 2-acre site at 5114 McKinney Avenue, along McKinney and Webb avenues, which once held the Monticello West assisted living community. The property sits near the Highland Park line.
The taller building, called Ivy Park, would rise 30 stories, or about 400 feet. Its lower floors would hold lobbies, restaurants and a hotel pool, a 97-room boutique hotel would fill floors four through nine, and 63 high-end condos would sit above. The second building, The English, would climb 20 stories and offer 90 units that could be sold or rented depending on demand. Both towers would share a parking garage below ground.
Prices would be steep. Typical units across the project are expected to run from about $2 million to $8 million, and a two-floor penthouse in Ivy Park could top $12 million and reach as high as $25 million. Floor plans would mostly be two- and three-bedroom layouts, with some one- and four-bedroom options.
The plan still needs city zoning approval. Current rules cap height at 240 feet, so the taller tower would need a change. The proposal is headed first to the Oak Lawn Committee and then to the Dallas planning and zoning commission.
Woods first filed state licensing permits for the site in 2023. If approvals come through, he hopes to start construction in late 2027 or early 2028.
