Despite the enthusiasm for the project, some Dallas councilmembers have expressed skepticism regarding Hoque Global’s ability to meet deadlines, referencing past compliance issues the firm faced with other developments. Concerns have been raised about the company’s track record of timely completion, including their obligations involving public funding and other projects, such as a planned development behind Dallas City Hall. Deputy Mayor Pro Tem Tennell Atkins described the project’s timeline as resembling a “Hail Mary” play in football, indicating that a successful outcome may hinge on last-minute efforts to resolve issues.

The University Hills development plans to include hundreds of single-family homes, approximately 1,500 apartments, and over 1.5 million square feet of commercial space. Furthermore, the project is expected to feature more than 50 acres of green space. Key commercial additions are anticipated to include a major grocery store aimed at serving the community’s needs alongside other retail options. Part of the vision also includes Hotel Local, a new brand introduced by Hoque Global, planned to be integrated into the development.

Construction efforts will commence with the infrastructure expected to start early next year, and the first residents are projected to move in by mid-2026. Development of the area aims to promote both residential and commercial growth in a part of Dallas that has historically seen less investment compared to other areas of the city.

Hoque Global has actively pursued further expansions, including negotiations for other real estate projects in the region, though they have encountered challenges with previously set deadlines. The company has received tax increment financing for the initial phase of the University Hills project, indicating a strong interest from local officials in seeing this project come to fruition.

The long history of planning for the University Hills development suggests that this project is a long-term goal for local developers and city officials alike.
