The project is spearheaded by Hospitality Alliance, a venture led by Kevin Lillis, with plans for an elegant interior that capitalizes on the building’s vintage charm.

The property, situated across from the Joule Dallas in the Central Business District, dates back to 1928, as indicated by records from the Dallas County Appraisal District. Lillis has expressed a fondness for the buildings’ original features, including rose-and-cream marble floors from the 1920s, which will be preserved during renovations. This commitment to historical integrity ensures that the new lounge will reflect the building’s storied past.

This ambitious project has taken two years to develop and required a special use permit to proceed. Lillis and his team engaged with neighboring establishments, including the St. Jude Chapel, to minimize any disruption within the community. The building’s co-owner, Scott Remphrey of The Brytar Companies, acquired the property from an oil and gas company; it had previously served as a Bank of America location and most recently featured a Planters Peanut Shop before it relocated to Elm Street.

As part of the transformation, the lounge is expected to convey a sophisticated atmosphere with a focus on high-end exotic cocktails, developed by renowned mixologist Brian Van Flandern. His expertise is backed by his appearances on popular television shows and experience crafting cocktail programs for prestigious locations, including the Palm Court at The Plaza Hotel in New York City. The bar’s menu is anticipated to offer a “3-Michelin-star service,” aiming to provide patrons with an exceptional dining and drinking experience.

The renovations will keep a focus on retaining many of the original features of the building, which include some interior brick walls that still display painted advertisements from the early 1900s. The aim is to create an inviting environment that remains true to its historical roots while offering upscale amenities.

The new lounge and event space is slated to open in late spring, and it is expected to become a notable addition to Dallas’s vibrant nightlife and hospitality scene. Lillis is also managing similar hospitality projects in other districts, including Victory Park and the Toyota Music Factory, emphasizing a goal of providing unique experiences in each venue.
