As part of the redevelopment, the 9-acre site, which originally dates back to the 1970s, will be adapted to feature high-end retail stores, wellness services, and a variety of food offerings in an open-air environment. Construction officially began in March 2025, with the project expected to be completed within a year.

Architectural Design and Improvements

The design of The Seam is being handled by Morris Adjami Architects, with GFF Design serving as the Architect of Record. The architectural plan emphasizes bold geometries and the use of sophisticated materials, enhanced by intimate courtyard gardens set within the complex.

Significant modifications will be made to the existing layout to create better visual and physical connections to Slocum Street. This includes the removal of obstructive sections of the current complex. The project led by Adolfson & Peterson will manage all facets of construction, covering work staging and phasing efficiently.

Renovations will involve comprehensive upgrades to existing buildings, including the installation of new exterior insulation finish systems (EIFS) and modern metal panels. Additionally, enhancements are planned for mechanical, electrical, and plumbing systems, alongside structural improvements which will incorporate new steel and roofing.

Outdoor enhancements will spotlight state-of-the-art lighting and modern hardscape elements, complemented by improvements to softscapes, curb lines, and sidewalks throughout the property.
